After verifying your accredited investor status, you gain access to the marketplace with just a few keystrokes. Here, you can review the DST sponsor’s offering statement for each investment, also known as the Private Placement Memorandum (PPM). This transparency ensures you have all the information needed to make informed decisions about 1031 Exchange DST opportunities.

    Performance Monitoring of Sponsors

    I closely monitor each sponsor's performance track record for both offerings that have gone full cycle and those currently open. When DST Real Estate is sold and completes its cycle, I evaluate the total return and average annual return, comparing these figures to historical industry-wide averages and the sponsor's track record. For currently open offerings, I track distribution payouts to see if they align with the original sponsor projections. A sponsor who consistently fails to meet expectations may lose its preferred status with Archer, ensuring that only the best DST properties for sale are recommended to our clients.

    Selective Approval of Offerings

    Not all offerings are approved by Archer. Out of 30 offerings, we may approve 15, with 7 to 8 standing out as particularly strong options. I share the relative merits of each offering with each client, considering their specific investment objectives. Whether a client is seeking better potential appreciation or higher and more certain cash flow, I suggest DST Real Estate that align with their goals.
